PGA West remains one of the most recognized golf communities in La Quinta and one of the most closely watched real estate markets in the Coachella Valley. Known for its golf, mountain views, resort-style amenities, and mix of detached and attached homes, PGA West continues to attract buyers looking for both lifestyle and long-term ownership.
The current market, however, is more balanced than the highly competitive market buyers and sellers experienced during the lowest-inventory years. Prices remain strong in many segments, but inventory has increased, sales activity has softened slightly, and buyers are taking more time before making decisions.
For buyers and sellers, the key takeaway is simple: PGA West is still a desirable market, but pricing and strategy matter more than they did a few years ago.
PGA West Pricing: Detached and Attached Homes Remain Strong
According to the latest PGA West market data, the average detached home in PGA West is approximately 3,150 square feet and ended April with an average price of $1,660,053. That compares to $1,642,665 one year earlier.
That represents a modest year-over-year increase for detached homes. It also shows that PGA West has not experienced a broad pricing decline in its detached home segment, even though the overall market has become more selective.
Attached homes have also shown positive movement. The average attached home in PGA West is approximately 1,950 square feet and ended April with an average price of $733,716, compared to $703,805 last year.
This is important because attached homes are a major part of the PGA West market. Many buyers look at PGA West condos and attached homes as seasonal residences, golf retreats, lock-and-leave properties, or more manageable desert homes.
The price performance tells us that demand remains present, but the market is not moving uniformly. Individual subdivisions within PGA West are performing differently. Some areas have shown meaningful gains, while others have experienced modest price adjustments.
Not Every PGA West Subdivision Is Moving the Same Way
One of the most important things to understand about PGA West is that it is not one single market. It is made up of multiple subdivisions, property types, price ranges, and lifestyle segments.
In the latest data, individual subdivision price changes ranged from a gain of 24.8% in Nicklaus Private attached homes to a decline of 4.5% in Greg Norman detached homes.
That range is significant.
It means buyers should avoid making decisions based only on broad PGA West averages. A detached home in Greg Norman, a condo in Palmer Private, an attached home in Nicklaus Private, and a home behind the Weiskopf gates may each require a different valuation approach.
View orientation, condition, floor plan, lot location, outdoor living space, renovation quality, HOA costs, and subdivision-specific inventory all influence value.
For sellers, this means pricing must be based on the most relevant comparable sales, not just the broader reputation of PGA West. For buyers, it means there may be opportunities in one segment even while another segment remains competitive.
Sales Activity Has Softened Slightly
Sales activity in PGA West has slowed modestly compared to last year.
In April, sales averaged 14 units per month, compared to 16 units per month one year earlier. Dollar sales averaged $16.8 million per month, compared to $17.6 million last year.
This is not a dramatic slowdown, but it is a meaningful one. It shows that buyers are still active, but they are more selective. Higher interest rates, insurance considerations, HOA costs, renovation expenses, and broader economic uncertainty can all affect buyer behavior.
In a market like PGA West, many buyers are discretionary. They may want a seasonal home, a golf property, a second home, or a lifestyle purchase. When buyers are not under pressure to move immediately, they tend to compare more carefully and negotiate more aggressively.
That is exactly what we are seeing in many parts of the Coachella Valley.
Inventory Has Increased
Inventory is one of the most important parts of the current PGA West story.
At the end of April, there were 57 active listings across the eight PGA West subdivisions tracked in the report. One year earlier, there were 47 listings.
That increase gives buyers more options. It also means sellers have more competition.
The months-of-sales ratio was 4.2 months, compared to 3.0 months one year earlier. Historically, a normal range for PGA West is approximately four to six months of supply. That means the current inventory level has moved back into a more normal range, rather than the extremely tight conditions seen in prior years.
For buyers, this is good news. More inventory usually means more time to compare homes, evaluate condition, review HOA obligations, and negotiate. For sellers, it means accurate pricing and strong presentation are essential.
Public Market Indicators Show Similar Buyer Selectivity
Current public real estate portals also show meaningful inventory and longer marketing times in PGA West. Redfin reported that PGA West homes sold after an average of 71 days on market over the three months ending April 2026, compared to 59 days the prior year. Redfin also reported a median sale price of approximately $1.18 million during that period.
Realtor.com reported a median listing price of approximately $995,000 in PGA West and 86 homes for sale, while Homes.com reported a 12-month median sale price of approximately $1.1 million and 4.9 months of supply. These sources use different methodologies, but they support the same general conclusion: PGA West remains active, but buyers have more choices than they did during the tightest part of the market.
Lifestyle Still Supports Long-Term Demand
PGA West’s lifestyle remains one of its strongest advantages. The community is closely associated with golf, mountain views, resort-style living, and the broader La Quinta lifestyle.
The Club at PGA West describes member access to six championship 18-hole golf courses, three clubhouses, dining options, and club amenities. PGA West also offers a sports club with fitness, tennis, pickleball, bocce ball, and swimming amenities.
That lifestyle component helps support long-term demand, particularly among seasonal buyers, golf buyers, retirees, and second-home purchasers. However, lifestyle alone does not override market fundamentals. Buyers still evaluate price, condition, monthly cost, and resale potential.
What This Means for Buyers
For buyers, the current PGA West market is more favorable than it was during the lowest-inventory period. There are more homes to choose from, and some sellers are more willing to negotiate.
That does not mean every home is a deal. The best properties — updated homes, strong views, desirable floor plans, and well-located golf course homes — can still attract serious interest.
Buyers should focus on four things:
- Compare the home against recent sales in the same PGA West subdivision.
- Evaluate condition carefully, especially renovation needs.
- Understand HOA fees, club costs, and ownership expenses.
- Be prepared to act when a properly priced home appears.
What This Means for Sellers
For sellers, the market is still healthy, but it is less forgiving. Overpricing can lead to extended days on market, price reductions, and weaker negotiating leverage.
The best-positioned sellers are those who price realistically from the beginning, prepare the home properly, and understand how their property compares to current competition.
In PGA West, presentation matters. Buyers are comparing homes online before they ever schedule a showing. Photography, staging, condition, and accurate pricing are critical.
Bottom Line
PGA West remains one of La Quinta’s most important golf real estate markets. Prices remain strong in several segments, inventory has increased, and buyers are more selective than they were in the most competitive years.
The market is not weak, but it is more balanced.
For buyers, this creates opportunity. For sellers, it requires discipline.
The best decisions in PGA West are made by looking closely at the data: subdivision by subdivision, property type by property type, and sale by sale.
